Booking Conditions
Reservations are subject to availability and payment confirmation.
To confirm the reservation, the guest must make the corresponding payment, in accordance with the provisions set forth for each accommodation.
The prices for reservations, deposits, cleaning fees, or other charges are those advertised on each property's page at any given time.
In all accommodations, a security deposit or damages fee is, or may be, required to cover any damage caused to the property and/or condominium. The deposit amount may be retained at check-in, when check-in is in person, or up to 48 hours before the start of the reservation, online, when express check-in (Self Check-in) is used. No amount will be charged to guests, as this is a retention that will not allow them access to these funds until the retention is cancelled.
If there is no damage to the property during your stay, the deposit will be cancelled after check-out using the same credit card, which will occur up to 7 days after check-out.
If the property is not in the same condition, the deposit will be retained until the damaged items are paid for.
The reservation will be subject to cancellation if it is not possible to authorize a hold on the deposit, so it is important that the guest ensures their credit card is valid and has sufficient funds. If it is not possible to hold the deposit, you will be notified by email or SMS and will have 12 hours to try using another payment method.
All prices include VAT at the current legal rate.
Payment Options
Payment for reservations can be made by American Express, Visa, MasterCard credit card or any other payment method allowed on the EASY4STAY website – www.easy4stayalgarve.pt.
Guests are also subject to any special rules available at each accommodation.
Pre-check-in
After completing the booking, the booking holder will receive an email and/or SMS from EASY4STAY confirming the booking and providing important information about the accommodation and any additional services (such as transfer service or extra cleaning service).
Guests will be asked to complete an Accommodation Form, which is extremely important for preparing for their stay. Completing this Accommodation Form is a legal obligation in Portugal under the Immigration and Borders Service (AIMA).
The Accommodation Bulletin will request, in particular, the arrival time, the total number of people who will be staying – so that we can provide the appropriate amount of bed linen and bath towels – as well as legally required information relating to the immigration and border services (AIMA).
Guests must indicate the exact number of people on the Accommodation Form. The number of guests specified in the booking cannot exceed the number of guests present at the accommodation. If the number of guests exceeds the limit, EASY4STAY reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.
EASY4STAY cannot assume any responsibility for incorrect completion or failure to complete the Accommodation Form.
Any attempt to alter and/or violate the original information will invalidate the Accommodation Bulletin and will be subject to cancellation of the reservation.
Cancellation Policy
After confirming the reservation, cancellation fees will apply, in case of cancellation, according to the reservation and stay package/rate requested and paid. Depending on the chosen stay and reservation option, the cancellation fees will vary. These can and should be consulted at the time of booking.
If an overbooking situation occurs (i.e., simultaneous reservations at the same accommodation) for the accommodation booked by the guest, the guest expressly acknowledges and accepts that EASY4STAY may reallocate the reservation to accommodation of the same category (in any case, ensuring that the quality of the accommodation provided is not inferior to the accommodation booked by the Client), at no additional cost to the Guest, and without the Guest being entitled to any compensation from EASY4STAY for this reason.
Stay Conditions
The reservation holder must be at least 18 years old and must remain in the reserved accommodation for the entire duration of their stay. Guests under 18 years of age may only be accommodated if accompanied by an adult who is the reservation holder.
The reservation holder must provide a valid address, a telephone number, and an email address.
Pets (of any breed, size, or age) are not allowed in EASY4STAY accommodations. EASY4STAY reserves the right to require guests to vacate the accommodation without any compensation or refund of fees paid if an animal is found inside.
Smoking is not permitted inside the accommodation, except in designated smoking areas.
In accordance with Article 45(1)(a) of the Schengen Agreement Implementing Convention, the accommodation of foreign citizens must be reported to the Immigration and Borders Service (AIMA), meaning all those who are not of Portuguese nationality.
For the purposes of the preceding paragraph, all guests of foreign nationality must provide all information relating to their identification, no later than the check-in date, via the Accommodation Bulletin.
Guests must notify EASY4STAY of any damage to the accommodation, contents, equipment, or accessories that occurs during their stay, even if the guest considers the damage to be due to normal wear and tear and not their responsibility. If the guest fails to notify EASY4STAY of such damage, EASY4STAY may be held liable for it.
Additional Services
EASY4STAY offers, or may offer, various additional services to guests, such as private transfers, cleaning and laundry services, cribs, and tickets to various tourist attractions.
All additional services are provided upon request and are subject to availability confirmation.
EASY4STAY is not responsible for any services provided by external suppliers.
Check-in and Check-out
At check-in, identification documents will be requested from the person responsible for the reservation, as well as from all foreign guests, in order to confirm the information provided.
Unless otherwise agreed, the accommodation will be occupied on the check-in date after 3:00 PM, the start of check-in time, and at 12:00 AM (midnight).
In case of late check-in, the guest must confirm this possibility in advance with EASY4STAY. The late check-in service depends on the guests having previously completed the Accommodation Form.
For late check-ins, and when it is not possible to provide information, for reasons or motives beyond EASY4STAY's control, a fixed fee of €50 will be charged for self check-in, payable at check-in.
Check-out is until 10:00 AM and all guests must vacate the property at the scheduled time. Guests are kindly requested to inform us of their desired check-out time so that a member of the EASY4STAY team can be present.
If an EASY4STAY member is unable to attend at check-out time, the guest may leave the keys in the same location where they were collected (Key-Safe) at the respective accommodation and lock the door. The guest MUST NOT leave the keys in the door lock.
If the guest refuses to leave, EASY4STAY reserves the right to enter the accommodation, remove their belongings, change the locks, and take any other necessary measures. (The guest will be responsible for the costs of any such action).
Any changes to the check-in and check-out dates and times must be confirmed by EASY4STAY. If there are delays without notice and without confirmation from EASY4STAY, a fee equivalent to one night's rate will be charged.
At check-in, EASY4STAY provides only 1 (ONE) set of keys, and guests must be careful not to lose them or leave them inside the accommodation. Guests must return all keys at check-out.
Additional fees will be charged for lost keys or lockouts. Fees are charged as follows:
Lost Keys (price per key) – 30 euros
Emergency visit (between 9:00 and 18:00) – 10 euros
Emergency visit (between 6:00 PM and 9:00 AM) – 50 euros
If it becomes necessary to hire a locksmith, the guest will be responsible for the total amount charged by the service provider.
The service provider's fee is based on complexity, materials, time spent, and other variables.
EASY4STAY is not responsible for any items left inside the apartment after the guest's departure. Any belongings found in the apartment can be returned upon request. The guest is fully responsible for all expenses related to the process of returning their belongings.
Cleaning, Sheets and Towels
The accommodation will be cleaned before guests arrive. EASY4STAY's basic service includes a set of towels, bed linen, and some toiletries for each booking.
Additional cleaning services and products, including linen and towel changes, are available for an extra fee.
Guests must keep the accommodation as organized and clean as possible, returning it at check-out in the best possible condition so that EASY4STAY can welcome the next guest.
Guests must not leave trash inside the accommodation, by the door, or outside the building (where applicable) and must use the designated trash containers on the street.
Equipment, Furniture and Accommodation Items
If a device is not working, or if guests are unsure how to use any equipment in the accommodation, the guest should contact the responsible EASY4STAY host.
No alterations to the accommodation or its contents are permitted.
All items found in the accommodation belong to the owner and should not be moved or removed from the property during your stay.
Maintenance and Special Orders
Any problems within the accommodation (e.g., electrical problems, equipment malfunction, water leaks) must be immediately reported to EASY4STAY by email or phone. Depending on the problem, resolution may take up to 72 hours or longer if it relies on third-party services.
Respecting the privacy of guests, EASY4STAY reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.
Extra beds and cribs can be requested in advance, but are subject to availability at the time.
Noise, Illegal Activity, Safety
According to the law, the nighttime rest period is between 10:00 PM and 8:00 AM, so guests must remain quiet.
Guests must not disturb their neighbors, particularly when opening or closing the door of their accommodation or the door of the building where it is located (where applicable).
Reservations for illegal or immoral activities are not accepted.
The guest whose name appears on the booking confirmation email will be responsible for the behavior of the entire group and therefore agrees to avoid all illegal activity.
Guests are not allowed to invade the owner's privacy or publish anything that could allow third parties to identify the property's address or the owner's identity (even if such information is already in the public domain).
Guests are solely responsible for their own safety during their stay at EASY4STAY. Guests should heed any instructions or explanations provided by EASY4STAY at check-in.
If a guest becomes aware of anything during their stay that they believe to be a health and safety risk, they must inform EASY4STAY immediately. When leaving the accommodation, guests must ensure that they turn off gas appliances, close windows, and switch off air conditioning, central heating, and lights.
Responsibility
EASY4STAY's service is legally limited to its accommodation and relationship with guests during their stay. EASY4STAY will not be responsible for any occurrences outside the boundaries of the accommodation, such as cleaning and maintenance of the building, outside noise, construction, neighbors, or any other matter not directly related to the accommodation itself.
The photographs and descriptions of the accommodations are produced by EASY4STAY. Minor changes to the accommodation may occur in relation to the photographs on the website, without compromising its general condition or amenities.
EASY4STAY will not compensate guests, refund fees, or transfer guests to other accommodations based on their appearance or surroundings. It is the guests' responsibility to ensure, before booking, that the area or neighborhood they choose to stay in is to their liking.
EASY4STAY is not responsible for any damages caused, directly or indirectly, that may occur during guests' stay at the accommodation, such as personal injury, theft, robbery or criminal behavior, losses due to fire or misconduct, etc. The same applies to any deficiencies in the supply of gas, electricity, water, telephone or internet.
All robberies, thefts, or any criminal behavior must be reported by guests immediately to EASY4STAY, as well as to the competent police or judicial authorities.
EASY4STAY is not responsible for any potential delays, accidents, losses, or changes in schedules or rates related to the services of our suppliers. EASY4STAY is not responsible for errors and/or omissions, false statements by third parties, disputes between a guest and a third party, or the content of external links other than the one where the booking was made.
If guests fail to comply with these terms and conditions, or in the event of misconduct on the part of guests, EASY4STAY reserves the right to require them to leave the accommodation without any compensation or refund of fees paid.
Legislation and Fortuitous Events
This agreement is made between the guests and EASY4STAY, which is duly authorized to organize the rental of the accommodation. This agreement gives guests permission to occupy the accommodation during the agreed period and under the agreed terms.
Guests are not tenants of the accommodation and do not hold exclusive ownership of the accommodation. In the rare event that a booked accommodation becomes unavailable due to damage caused by any circumstances not attributable to EASY4STAY, such as water or gas leaks, EASY4STAY will not be liable for the inconvenience caused; however, it will take all necessary measures to transfer the guest to accommodation with similar characteristics.
If guests do not accept the change, the total amount (excluding costs related to the days the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor EASY4STAY will be liable to the guests for any additional amount in connection with the cancellation of the reservation. EASY4STAY will not be responsible for the possible theft of items left in the accommodation.
Changes and Applicable Law
EASY4STAY reserves the right to update its terms and conditions at any time as necessary. It is the responsibility of parties using EASY4STAY's service to review these terms and conditions in case of changes before making a reservation.
By agreeing to use the EASY4STAY service, the guest understands that they accept any changes and that all parties will abide by those changes. These terms and conditions do not affect the rights of guests.
These terms and conditions are subject to Portuguese law. The Portuguese courts have exclusive jurisdiction in the event of any legal action relating to any accommodation booking made with EASY4STAY.
